Buying Property in Turkey as a Danish Buyer: Complete Guide for Danes on a Nordic Platform

Turkey has quietly become one of the most popular places for Danes to own a second home in the sun. Tens of thousands of Northern Europeans now hold title deeds along Turkey's Mediterranean coast, and Danish buyers make up a meaningful and growing share of that group. The combination of low entry prices, year-round sunshine, modern apartments and a short flight has turned the Turkish Riviera into the new Costa del Sol for many families from Denmark.

If you are reading this on a Nordic-focused Turkey property platform, you have probably already noticed that most general advice is written for Swedes, Norwegians and Finns as a single block. But a Danish buyer faces a handful of specific questions that the others do not: your bank's transfer rules, your SKAT declaration, your folkepension, and the legal habits you bring from the Danish housing market. This guide focuses on exactly those Danish-specific points, while still covering the universal purchase process every Nordic buyer needs.

Danish buyers and Turkey: why Alanya leads

Among all the towns on the Turkish coast, Alanya is the clear number-one destination for Danish buyers. The reasons are practical. Prices per square metre remain far below what the same money buys in Spain or in Denmark itself. The town has a large, established Scandinavian community, so you will find Danish-speaking neighbours, Nordic supermarkets, and service providers used to working with buyers from Denmark. The climate gives roughly 300 days of sun a year, and the infrastructure — hospitals, restaurants, marinas — is genuinely modern.

Getting there is easy, which matters enormously for a holiday home you intend to use often. Charter and scheduled flights run from Copenhagen (CPH) and from Billund (BLL) to Antalya (AYT), the main gateway airport, with a transfer of roughly 1.5 to 2 hours by road on to Alanya (the closer Gazipaşa–Alanya airport, GZP, also handles seasonal traffic). For a family in Jutland, Billund's direct seasonal routes are often more convenient than routing through Copenhagen. A flight time of around four hours means a long weekend in your Turkish apartment is realistic in a way that a home further afield never could be.

What Danes notice is different from the Danish property market

The Turkish buying process works, but it does not work the way Danes are used to. Three habits from the Danish market can catch you out if you assume they carry over.

There is no _ejendomsmægler_ acting as a neutral broker. In Denmark you are used to an authorised estate agent who is regulated, insured, and legally obliged to disclose defects. In Turkey, the agent typically represents the seller or the developer, not you. Nobody in the transaction is structurally on your side by default. The fix is simple but non-negotiable: hire your own independent lawyer (_advokat_) who acts only for you, runs the title checks, and is not connected to the seller or agency. This single step prevents the large majority of problems Nordic buyers report.

There is no _Tinglysningsret_ in the Danish sense. Turkey's land registry — the TKGM (Tapu ve Kadastro Genel Müdürlüğü) — issues the Tapu, the official title deed, and the system is in many ways faster and more centralised than Denmark's digital _tinglysning_. A clean transfer can complete in days. But speed comes with a trade-off: the Turkish system is less oriented toward protecting the buyer than Danish conveyancing is. There is no automatic neutral verification of the seller's right to sell, no mortgage-clearing guarantee built into the process. Your lawyer must check for outstanding debts, mortgages, occupancy permits (_iskan_) and zoning status before any money moves.

There is no _fortrydelsesret_. In Denmark, residential buyers enjoy a statutory six-day right to cancel after signing. Turkey has no equivalent. Once you sign the sales contract and the deal proceeds, you are committed; deposits are typically non-refundable if you walk away. This is the single most important mindset shift: do all your due diligence, valuation and legal checks _before_ you sign, not after, because there is no Danish-style safety net to undo a hasty signature.

The purchase process, with Danish-specific notes

The mechanics of buying are the same for all foreigners, but several steps have a Danish angle worth planning around.

Your Danish passport and CPR number. Bring your passport — it is the primary ID for every official step, and you will need a recent biometric photo set for the deed process. Your CPR number is not used by Turkish authorities, but keep it handy: your Danish bank, SKAT and Udbetaling Danmark will all reference it when you arrange transfers, declare the asset, or update your pension address.

Getting a Turkish tax number (_vergi numarası_). Every foreign buyer needs a Turkish tax number to open a bank account, connect utilities and register the deed. You can obtain it in two ways: in person at a Turkish tax office once you are in the country (fast, often same-day with your passport), or in advance through the Turkish consulate in Copenhagen. Arranging it before you travel can smooth the early steps, though many buyers simply do it on arrival.

Power of attorney (_fuldmagt_). If you cannot be present for the deed transfer, you can grant a power of attorney to your lawyer. Done from Denmark, this means signing before an _advokat_ or a notary, then having the document legalised with an apostille from the Danish Ministry of Foreign Affairs (Udenrigsministeriet), and finally a certified Turkish translation. Plan this ahead of time — the apostille and translation chain takes longer than people expect.

Wiring funds from a Danish bank. Transfers from Danske Bank, Nordea Denmark or Jyske Bank to Turkey are routine, but for a property-sized amount the bank will apply anti-money-laundering checks and ask you to document the source of funds and the purpose of the transfer. Tell your bank in advance that a large international property payment is coming so it is not flagged and held. You will also need a Döviz Alım Belgesi (foreign-currency purchase certificate) showing the money was brought in as foreign currency and converted — this document is required if you later want to claim the VAT exemption or sell and repatriate funds cleanly. Danish buyers from outside the eurozone should watch the DKK-to-TRY/EUR conversion timing, as it materially affects your final cost.

For the tax side of bringing money in as a foreign buyer, see our detailed explainer on the Turkey's VAT Exemption for Scandinavian Buyers: Who Qualifies and the Mistakes That Void It, which covers how Scandinavian buyers can purchase newly built property free of Turkish VAT when the funds arrive as foreign currency.

SKAT obligations for Danish owners in Turkey

Owning property abroad does not let you step outside the Danish tax system, and SKAT takes foreign assets seriously. Treat the following as the framework and confirm details with SKAT or a Danish tax adviser for your situation.

Annual declaration. As long as you remain fully tax-resident in Denmark, you must include your foreign property in your annual SKAT _årsopgørelse_. Denmark levies property-value tax (_ejendomsværdiskat_) on homes you own abroad, so the Turkish apartment's value should be reported even though it sits in Turkey.

Rental income. If you rent the apartment out — to holidaymakers or longer-term — that income is, in principle, taxable in Denmark. Turkey will also tax rental income earned there. The Denmark–Turkey double-taxation agreement (DTA) exists precisely to stop the same income being taxed twice; in practice you declare the income to SKAT and claim a credit for the tax already paid in Turkey. Keep clean records of Turkish rental tax paid so the credit can be applied.

Capital gains on sale. In Turkey, individuals who hold property for more than five years are generally exempt from Turkish capital-gains tax on the sale. Denmark's treatment is separate: gains on a foreign property that is not your genuine principal residence can be taxable in Denmark, with the DTA again allocating taxing rights and granting relief for any Turkish tax paid. The exact outcome depends on your residency status and how the home was used, so verify the current DTA treatment with SKAT before you sell.

Danish folkepension while living in Turkey

One of the most common questions from Danish buyers approaching retirement is whether they can draw their folkepension while spending large parts of the year in Turkey. The short answer is yes, but with reporting duties.

You can receive folkepension abroad. Danish state pension is generally payable while you live in or spend time in Turkey, administered by Udbetaling Danmark. The supplementary pension components and certain top-ups can have different rules for residents outside the EU/EØS, so check which parts of your pension travel with you.

You must report your address. If you move your residence, or spend enough time abroad to change your registered address, you are required to notify Udbetaling Danmark of the address change. Failing to keep them informed is the most common cause of pensions being suspended or of repayment demands later.

The six-month residency line. This is the threshold Danish retirees most need to understand. Spending six or more months a year in Turkey can shift your tax residency, with consequences for where your pension and other income are taxed and for your access to Danish public services. Crossing that line is not automatically bad — some retirees plan around it deliberately — but it should be a conscious, advised decision, not an accident of how many weeks you happened to stay.

If you are buying with the next generation in mind, our guide on Inheriting a Turkish Home as a Scandinavian Family: Cross-Border Succession, Wills and Tax in 2026 explains how Nordic families should structure ownership so a Turkish home passes smoothly to heirs under both Turkish and home-country inheritance rules.

Danish health insurance: your EU-kort does not cover Turkey

A practical warning that catches many Danes off guard: the blue EU health insurance card (EU-kort) is valid only within the EU/EØS and Switzerland. Turkey is not in the EU, so your EU-kort gives you no cover there at all. The yellow _sundhedskort_ likewise does not follow you to Turkey for routine care.

For any stay — even a two-week holiday, and certainly for longer seasonal living — arrange private travel or international health insurance that explicitly covers Turkey, including hospital treatment and medical repatriation. Retirees spending months at a time should look at an annual international policy or a Turkish private health plan. Healthcare in Alanya's private hospitals is good and affordable by Danish standards, but you do not want to discover the gap in your cover from a hospital bed.

Frequently asked questions

Do I really need a Danish-style lawyer, or is the Turkish agent enough?

You need your own independent _advokat_. Unlike a Danish _ejendomsmægler_, the Turkish agent usually represents the seller. An independent lawyer runs the title and debt checks at the TKGM, confirms the seller's right to sell, and protects your interests — the one safeguard that the Turkish process does not provide automatically.

Can I keep receiving my folkepension if I move to Alanya?

Yes. Folkepension is generally payable while you live in Turkey through Udbetaling Danmark, but you must report your address change, and certain supplementary components have different rules outside the EU/EØS. Be aware that spending six or more months a year in Turkey can shift your tax residency, so take advice before making the move permanent.

Will I be taxed twice on rental income from my Turkish apartment?

No, that is what the Denmark–Turkey double-taxation agreement prevents. Rental income is taxable in Turkey where it is earned and must also be declared to SKAT in Denmark, but you claim a credit for the Turkish tax already paid so the same income is not taxed twice. Keep records of all Turkish tax paid.

Does my EU health card cover me in Turkey?

No. The EU-kort only covers the EU/EØS and Switzerland, and Turkey is outside both. You must arrange private travel or international health insurance that explicitly includes Turkey and medical repatriation for any stay.

Is there a cooling-off period if I change my mind after signing?

No. Turkey has no equivalent of the Danish six-day _fortrydelsesret_. Once you sign the sales contract you are committed and deposits are typically non-refundable, so complete all due diligence and legal checks before you sign.
