Cost of Living in Antalya & Alanya for Scandinavian Residents (2026)

For a household leaving Stockholm, Oslo or Copenhagen, the appeal of the Turkish Mediterranean is rarely just the weather. It is arithmetic. A pension or salary that feels stretched in the Nordics behaves very differently on the Antalya coast, where the euro buys far more lira than it did two years ago. This guide takes a Scandinavian family or wintering couple as the reference point and works through what a month actually costs in Antalya and Alanya in 2026 — and how those numbers read against living costs back home.

All figures here are anchored to the June 2026 exchange rate of roughly 53.25 TRY per euro. That rate matters more than any single price, because the lira has lost about 40% against the euro since early 2024, when it traded near 36–38 TRY. For anyone paid in Swedish kronor, Norwegian kroner or Danish kroner — currencies that track the euro far more closely than the lira does — that depreciation is the quiet engine behind most of the savings described below.

Why a Nordic salary stretches further here

The headline is simple: Turkey is structurally cheaper than the Nordics across almost every line of a household budget, and the currency gap widens the effect for euro- and krone-earners. Local rents rose sharply in lira terms — Alanya rents climbed roughly 38% year-over-year in 2026, down from the 50%-plus surges of 2023–2024 — but because the lira fell faster than rents rose, a household converting from a Nordic currency has generally seen its real housing cost ease rather than climb.

That does not make Turkey free of inflation. It means the burden lands differently depending on which currency funds your life. A Turkish family paid in lira has absorbed steep increases. A Danish pensioner drawing a krone pension into a Turkish account has, in practice, paid less in real terms each year. This is the central reason a modest Nordic income can support a comfortable coastal life.

For context, Turkey also remains materially cheaper than the Mediterranean alternatives Scandinavians often weigh — Spain, Greece and Italy — even after recent price rises. The savings versus home, however, are the ones that decide most relocations, so the rest of this guide keeps Sweden, Norway and Denmark in the frame.

A Scandinavian family's monthly budget

The table below sketches two realistic profiles: a wintering or retired couple choosing Alanya, the cheaper of the two markets, and a working family of four settling in Antalya, the larger city with stronger schooling and healthcare options. All Turkish figures come from the 2026 research data; the Nordic comparison column is a directional reference for the same category of spend, not a precise like-for-like quote.

The couple total reflects the research consensus that $1,500–$2,000 (about €1,360–€1,815) covers a comfortable Alanya lifestyle, including eating out frequently and running air conditioning through summer. The family-of-four figure of roughly €1,815 in Antalya is similarly drawn from 2026 expat-cost reporting, with the 3-bedroom city-centre apartment alone accounting for around €881 of that. A single person lands far lower: an economical Antalya budget runs €657–€939 all-in, and a comfortable one €939–€1,878.

The pattern Nordic readers should take away is the ratio. The same household categories that consume €3,500–€5,500 a month in a Scandinavian city are covered here for a third to a half of that, with the largest single saving — housing — also being the most reliable.

Housing: the line that moves the most

Rent is where the gap is widest. In Alanya a one-bedroom in the centre averages about €424 and €340 outside it; a two-bedroom (2+1) averages roughly €507, with a range of €380–€760 depending on furnishing and district. Antalya runs higher: a one-bedroom centre averages €489, a three-bedroom centre €811. Premium Antalya districts such as Konyaaltı and Lara command €657–€751 for a 2+1, while more affordable Altıntaş and Kepez sit at €338–€526.

Two practical notes for a Nordic household. First, furnished apartments — usually the right choice for a first year abroad — carry a 15–25% premium, so budget at the upper end of these ranges initially. Second, Alanya is around a third cheaper than Antalya as an overall cost-of-living market, which is why couples and winterers gravitate there while families often accept Antalya's higher rents for the city's amenities.

If the plan is to buy rather than rent, the financial and legal mechanics change considerably, and they intersect with residency rules covered below. A clear early step is understanding the residence-permit and relocation process before committing to a lease or a purchase — see our guide for Moving to Turkey for the Long Haul: A Resident's Guide to the Property Residence Permit (2026).

Utilities, groceries and daily life

Day-to-day costs are where the Mediterranean climate quietly helps. Basic monthly utilities for an 85m² apartment average about €67 in Antalya and €33 in Alanya — the milder Alanya winter means far less heating, though summer air-conditioning pushes electricity bills up sharply, so treat the low Alanya figure as a winter baseline rather than a year-round constant. Internet adds €12–€13 and a mobile plan €7–€10.

Groceries land far below Nordic supermarket levels. In Antalya, a litre of milk is about €0.95, a dozen eggs €2.02, a kilo of chicken breast €4.76 and a kilo of tomatoes €1.26. Alanya is broadly similar and sometimes cheaper. A couple's monthly grocery basket runs €85–€130, and the weekly neighbourhood market (pazar) undercuts supermarket produce prices noticeably — a habit most Nordic residents adopt within weeks.

Eating out reframes what counts as an everyday luxury. An inexpensive restaurant meal is about €8.45 in Antalya and €6.10 in Alanya; a three-course dinner for two at a mid-range restaurant runs €37.60 in Antalya and €22.50 in Alanya. For a household used to Scandinavian restaurant pricing, dining out shifts from a monthly event to a routine option without straining the budget.

Healthcare a Nordic household can plan around

Healthcare is the category Scandinavian movers tend to underestimate, because home systems are largely tax-funded. In Turkey, a foreign resident plans around private care plus mandatory insurance, and the costs are still modest by Nordic standards.

A GP visit at a standard private clinic costs roughly €27–€32; at the higher-end private hospitals many international residents prefer, GP visits run €50–€80 and specialist consultations €80–€150, reaching €160–€250 for specialists at premium facilities. Foreigners registering with a state family doctor (ASM) pay a flat fee of about €56 every six months following the 2025 Ministry of Health reform.

Insurance is a residence-permit requirement, not optional. A basic policy meeting the legal minimum costs roughly €365–€730 per year; a standard comprehensive plan €1,090–€2,270; premium international cover starts well above that. Since April 2025, qualifying policies must provide at least ₺15,000 outpatient and ₺150,000 inpatient coverage from a Turkish-licensed or internationally recognised insurer. One important caveat for older movers: these base ranges assume younger adults, and premiums for applicants over 55–60 can run two to three times higher, so a retired couple should budget accordingly. After one year of legal residence, foreigners may opt into the state SGK system at about €160–€182 per month.

Residency: the income and property rules that gate the move

The budget only matters if the household qualifies to stay, and 2026 rules are stricter than many older guides suggest.

For a short-term residence permit, a single applicant must show monthly income of at least ₺42,112.50 — 1.5 times the 2026 net minimum wage of ₺28,075 — which is roughly €791 at the June 2026 rate. Each dependent adds one full minimum wage (₺28,075). Retired foreigners may qualify at the lower statutory minimum-wage baseline of about €527 per month. Income must be evidenced with stamped Turkish bank statements. Because this threshold is set in lira, its euro equivalent will keep drifting as the currency moves.

For a property-based permit, the minimum purchase price is USD 200,000 nationwide since 15 January 2025, with no metropolitan distinction, and the value must be confirmed by a foreign-exchange purchase certificate (DAB) from a Turkish bank — an appraisal alone no longer suffices. Research also indicates that a large number of neighbourhoods have been closed to new residence-permit registrations and that rental-based permits face high rejection rates in major cities; those specific figures come from secondary search sources and should be confirmed against the official dgmm.gov.tr lists before any household commits to an address.

A point that catches buyers planning to offset costs through holiday lets: short-term rentals under 100 days per year require a Tourism Rental License, and for a standard apartment that needs the consent of all building owners plus safety and signage compliance — difficult to obtain in practice. From 1 April 2026, Airbnb enforces permit numbers on Turkish listings. Treat short-let income as uncertain, not as a budget pillar.

Protecting the home you settle into

One fixed cost no Nordic household should skip is insurance on the property itself. Turkey sits in an active seismic zone, and compulsory earthquake cover (DASK) is a legal requirement tied to utility connections and title transactions — our overview of how DASK works for a foreign household is here: Settling in Turkey: Where DASK Earthquake Insurance Fits in a Nordic Resident's Household Setup. DASK alone is deliberately minimal, however, and most Scandinavian owners add broader home cover for contents, water damage and liability; the practical case for going beyond the mandatory policy is set out in Home Insurance in Turkey for Full-Time Nordic Residents: Building a Complete Protection Stack Beyond DASK.

The bottom line for a Scandinavian household

For a wintering couple, a comfortable Alanya life sits in the €1,360–€1,815 range; for a working family in Antalya, plan around €1,815 plus schooling and a healthcare buffer. Against Nordic monthly outgoings of €3,500 and up, the saving is real and durable, driven less by Turkish prices than by a lira that keeps falling against the krone and the euro.

The risks are not in the cost of bread or rent — those are genuinely low — but in the rules around staying: the income thresholds, the USD 200,000 property floor, the restricted neighbourhoods, and the insurance minimums. A household that budgets honestly for healthcare and residency compliance, rather than only for the obviously cheap daily costs, will find that a Scandinavian income goes remarkably far on the Turkish Mediterranean in 2026.
